Selling A Home

Abbreviated-Support Services

If you have already located a purchaser for your home and have completed the price and other negotiations, contact us and we will draft your Purchase Agreement along with the following, as your attorney:
  1. We monitor the loan process of your purchasers, qualify the buyer and communicate with their lender within a short time after you retain us.
  2. We order the title insurance, the termite inspection and the payoffs of all secured liens on your house. We review the home inspection if one is requested and negotiate any changes to the Purchase Agreement, if needed.
  3. We review all documents you will be asked to sign prior to closing and ensure that the closing goes according to your Purchase Agreement.
  4. We advise you of your rights if your purchasers breach, which seldom happens if the purchase agreement is prepared correctly.
  5. Most importantly, we are with you throughout the transaction to answer your questions.
We perform the above services for the fee of $1,000.00 as your attorney, (but could be more if extra time/legal services are required) $500.00 of which is due at the time you retain us and is non-refundable. The remaining balance is paid at closing. (Purchaser does NOT owe us an attorney fee in addition to your fee) Our fee does NOT include standard closing costs.
