Selling A Home

Full-Support Services

If you are interested in selling your home, consider our thorough, economical program and the services we provide:
  1. We arrange the appointment showings (you do the open houses), we post about 25 photos of your home with a description of the home on our website, advertise to prospective Purchasers to promote the sale of the home in The Real Estate Book and do a comprehensive orientation session with you, one-on-one.
  2. We negotiate the terms of the transaction as your real estate broker. Your prospective buyers call us and we take care of all the negotiations, within the parameters you give us.
  3. We advise you on the preparation of the Sellers Property Disclosure Statement required by Nebraska law and answer questions you may have about the form. Failure to properly disclose may result in future liability against you!
  4. We draft a purchase agreement that protects you, and secure the signatures of your buyers and yourselves. We hold the earnest money deposit in trust, (or, if we are not doing the closing, we transfer it to the title company handling the closing).
  5. We monitor the loan process of your purchasers, and make sure they are qualified buyers within a short time after you sign the Purchase Agreement, or the Purchase Agreement is nullified and you're back on the market.
  6. If we are doing the closing, and we usually do, we order the title insurance, the termite inspection and the payoffs of all secured liens on your house. Closing fees are not part of this real estate broker fee (see below). We monitor the home inspection if one is requested by your purchasers and negotiate any changes to the Purchase Agreement, if needed.
  7. We review all documents you will be asked to sign prior to closing and ensure that the closing goes according to your Purchase Agreement.
  8. We advise you of your rights if your Purchasers breach. (Don't worry - this seldom happens if your Purchase Agreement is properly drafted!)
  9. Most importantly, we are there at every step of the transaction to answer your questions.
We do all of the above for $2,500. We require $500 of this fee at the orientation when you retain us. The $2,000 remaining is paid at closing out of your proceeds. If the house does not sell, or you choose not to continue our program, you do NOT owe the remainder and there is a money-back guarantee on the initial $500 (call for details). Purchaser does NOT owe us a real estate broker fee in addition to your fee. We accept cash, checks, Mastercard, VISA and Discover.
